After the ‘global financial crisis’ [GFC] banks stopped lending so unless you had cash it was difficult to buy property using a mortgage. In the last few years banks have started lending again at very competitive rates.
 

After the GFC banks cut back on lending to expats and foreign buyers but that has now all changed which means overseas property buyers can benefit from the current value of the UK market.

About the service

We provide advise on regulated and unregulated mortgage contract contracts for the UK market and are directyly authorised and regulated by the Financial Conduct Authority [FCA] UK.

We offer ‘whole of market advice’ as we are not tied to specific lenders. This enables us to find the best possible solutions and rates to meet the clients

We also cater to all buyer types which includes; UK expats, Non UK Nationals, First time buyers, First time landlords, Portfolio Landlords and Limited Companies.
 

Financing can be provided for all property types; new builds, houses of multiple occupancy, commercial/semi commercial.
 

Income criteria for residential is simply based on affordability which put simply is income minus expenses and will it tolerate mortgage expenses.
For Investment properties there is no minimum income requirement and lending can be based solely on expected rental income.
 

As we are using the whole of the market to search for financing we can offer all options; residential, buy to let, and clients can choose if they want a repayment mortgage or interest only.

 

The mortgage service is carried out by an independent mortgage broker who are regulated in the UK. Astra work with them to make sure you get the best solution suited to both the purchase of property and your needs as an International buyer.
 

Your Astra buyer can help you to work out which finance option is best for you in terms of what you are trying to achieve from a tax perspective, investment option or just a personal purchase which may be a family or second home.

UK Case Studies 

CLIENT 1 

Client Position

A UK national living in France who owned a commercial investment property in the UK.

Requirements

To achieve 50% LTV (loan to value) to redeem the current mortgage on the property.​

The Challenge

The client was 72 years old, the property was occupied by vulnerable children and operated by a
care business. There was an almost blanket refusal to lend against it due to perceived reputational
risk from lenders in the event of loan default.

Terms achieved by Willow Private Finance

Secured a loan of 4% above BOE base rate (currently .75%)

1.5% bank arrangement fee

20 year committed term

a 10-year interest only facility 

CASE STUDY NO. 2

CLIENT 2

Client Position

A UK National living in Azerbaijan

Requirements

Client wanted to purchase their first investment property in the UK for £300,000.

The Challenge

High street banks were reluctant to lend as client had been out of the UK for 3 years & Azerbaijan is a restricted country for 98% of lenders. In addition to this, the client was a first time landlord and buyer. 

Terms achieved by Willow Private Finance

Secured a lender that offered 75% of purchase price 

3.24% variable rate

Bank arrangement fee of £999 with standard valuation costs

CASE STUDY NO. 3

CLIENT 3

Client Position

A UK National who had been living in various offshore locations for 25+ years 

Requirements

Client wanted to relocate to the UK and purchase a new residential property for £2m.

The Challenge

High street banks were reluctant to lend as client had been out of the UK for 25+ years. The client's business was only 2 years old and was based in Bahamas. The company had no reporting obligations and therefore no audited accounts.

Terms achieved by Willow Private Finance

Secured a lender who considered income variation in the form of management accounts, bank statements for the trading period and a copy of a key client contact to demonstrate the durability of the business. 

Achieved 70% on an interest only basis 

Term tracker product of 1.29% above bank base rate (.75%)

Bank arrangement fee of .75% with standard valuation and legal fees.
